- - $350 Lease Renewal Fee
- - Repair & Maintenance CoordinationThe manager will coordinate routine repairs and maintenance as part of the monthly management fee. Routine repairs and maintenance coordination includes receiving the repair or maintenance request, creating the work order, assigning a subcontractor, communicating with the tenant, coordinating access, receiving the subcontractor’s invoice, billing the invoice, following up with the tenant to confirm the work was completed professionally and paying the subcontractor. Routine repair and maintenance coordination does not cover “projects” exceeding $1500 and insurance claims. These “projects” and insurance claims will be subject to a surcharge of 15% over invoice (Included in Premium Plan)

- - $1000 Pet ProtectionANIMAL DAMAGE PROTECTION. The Manager offers protection that any damages caused to the home, above normal wear and tear, resulting from the approved animal(s) that is not covered by the security deposit will be reimbursed by the Manager to make necessary repairs on behalf of the Owner. This excludes any Service or Emotional Support Animals per the Fair Housing Guidelines or Housing Authority. This program is limited to $1,000 on a claim arising after the move-out of the tenant. Collections under this provision become the responsibility and ownership of the Manager.

Costs from damages caused to the home from an approved animal will be reimbursed by Pledge, limited to $1000 over the security deposit basic but up to $2000 under the complete and premium plans.
